  Must Know Before Booking!

 

If any provision of these Policies is held to be invalid or unenforceable, the validity, legality, and enforceability of the remaining provisions of this note will not be affected or impaired.


By booking a reservation you are accepting the Terms and Conditions of this reservation, and hereby accept all the aforementioned policies.


  • CHECK-IN CHECK-OUT

    CHECK-IN 4:00 pm -8:00 pm  *after hours with ADVANCE arrangement

    In order to uphold our detailed cleaning standards, we have all rooms ready by 4 pm and welcome guests to arrive up until 8 pm.

    Please CALL US on the day of your reservation, 845.205.2900, to CONFIRM YOUR ARRIVAL TIME.


    LATE Check-in: Arrivals after 9:00 pm MUST make prior arrangements with our front desk to ensure easy access to your room.

    There is a LATE ARRIVAL FEE (starting at $25) for after-hours arrivals.


    EARLY Check-In: If you would like to check in early, there is an early check-in of 1 pm "Priority Fee" available for an additional $25.00 for a limited number of rooms. Please inquire about availability in advance of your reservation.


    Front Desk Hours: 9 am -9 pm Daily, with extended hours on weekends.  We are a small boutique property that does not have a traditional overnight front desk. However, we always have a designated staff member sleeping onsite between the hours of 9 pm and 9 am to attend to an unexpected problem or emergency. Please, understand that lost keys do not constitute an emergency – in the unlikely event you lose your key while enjoying the night-life of Beacon a minimum $25 lock-out fee will be assessed, based on the amount of beauty sleep that is lost by the Dutchess whom you must wake.


    CHECK-OUT by 11:00 a.m.. To ensure that rooms receive the proper attention required for our cleaning standards, all guests must check out by 11:00 a.m. on the day of departure.


    LATE Check-out: 1 pm Late Check-out option is available for an additional $25.00 for a limited number of rooms. Please, inquire about availability in advance of your reservation.  


    Late check-outs may be arranged with prior approval. However, any departures not pre-approved for late check-out will be assessed a $25/per 1/2 hour late check-out fee. Guests not checked out by 3 pm will be charged an additional night.

  • DEPOSITS, FEES & PAYMENT

    A minimum deposit of one night’s room rate (plus tax) is required to secure any reservation. Your credit card will be automatically charged upon making a reservation. Payment for retail items and gift certificates is also collected at the time of purchase.


    Seven (7) days prior to your arrival, a non-refundable prepayment for the remaining nights of your stay is required and will be charged to the credit card on file automatically. If you have requested to pay by cash, this must be arranged, and all fees must be paid in full prior to your arrival; a credit card must also remain on file during the entire reservation.


    All room rates are subject to a 3.75% County, 4% State tax, a 4.375% Occupancy/MTA tax, and a 2.5% Hotel Fee. Our hotel fees include complimentary WiFi access throughout the property, 24-hour coffee, tea, and bottled water, and use of the beautiful roof-top gardens and courtyard. Daily housekeeping is by request and, if it can be accommodated, may have additional fees.

  • CANCELLATIONS / DATE CHANGES / REFUNDS

    We are a small business, and cancellations impact us significantly. While we understand that cancellations may be unavoidable, we strictly adhere to the following policies. Please review our policies in detail before booking. EVERY GUEST reservation is both important and unique to us. If your travel plans change and you must cancel your hotel reservation, please understand that the fees and policies below will apply. Please be sure to read and understand these policies completely.


    RESERVATIONS CANCELLED MORE THAN 14 DAYS PRIOR to arrival; you have the choice of having your full deposit made available to you for a future night stay (within one year) OR the original deposit can be refunded minus a $35 cancellation fee. Any credits are to be used within 365 days of the credit given. Any Credit not used within one year from the date of the credit will be forfeited in its entirety.


    RESERVATIONS CANCELLED 7-14 DAYS PRIOR to arrival will forfeit your entire deposit amount.


    Reservations are NON-REFUNDABLE WITHIN 7 days of your reservation date. Early departures are the same as cancellations, and you are responsible for the total amount of the original reservation.


    DATE CHANGES: requested prior to 7 days of arrival are subject to hotel availability and a minimum $25 change fee, which will be applied if a change can be accommodated. Date Changes requested within 7 days of a midweek reservation must be dealt with on a case-by-case basis, and a minimum $50 change fee will be applied if a change can be accommodated. Date Changes requested within 7 days of a weekend reservation can not be accommodated, and you will be responsible for the cost of your original reservation. 


    Please note that you must receive an email acknowledgment from the Dutchess before your reservation can be considered canceled.

  • PETS

    We love animals, especially YOURS, but for the enjoyment of all guests (especially those sensitive to non-humans or with allergies), animals are welcome only in specifically designated animal-friendly rooms. **If you book an animal-friendly room online, you still must contact us PRIOR to arrival to pre-register your special guest.


    Please note animals can NOT be left alone in your room at any time unless crated. If your plans do not include having your pet with you at all times, we can assist you in arranging a pet sitter. Unattended, uncrated animals will be assessed additional fees as outlined in the animal registration form.


    Animal Guests: We currently welcome all breeds of dogs and some cats on a case-by-case basis. The maximum weight limit per animal is 50 lbs, and the maximum number of animals allowed is 1-2, depending on which room is booked. There is a $55.00 mandatory non-refundable fee per night for each animal. 


    Service Animals & Emotional Support:  In accordance with the ADA, we happily accommodate registered service animals. Emotional support animals are classified as all other visiting animals and are subject to the same rules and fees.


    All Animals must be pre-registered by calling the front desk PRIOR to arrival, and only reservations booked in animal-friendly rooms will be accepted. Unregistered Animal Guests found on the property will be required to leave the property immediately, will be assessed a fine, and the remaining reservation will be forfeited.

  • CHILDREN

    Our property is designed for adult travelers and does not cater to children. Please understand that while we love children, we have created a property for adults looking to escape from the realities of home, work, and family life. If you feel your child will only enhance this environment of serenity, please contact the front desk to see if special accommodations can be made. Guests arriving to check in with children who have not been pre-authorized will not be allowed to register, and the reservation will be forfeited.

  • VISITORS / ADDITIONAL OVERNIGHT GUESTS

    For the discretion and enjoyment of all guests, only registered hotel guests and Arts Club Members are allowed on the property at any time. A limited number of guest passes are available for visiting friends and family who would like to enjoy our communal areas with you; please contact the front desk about availability and fees. Only registered guests are permitted in guest rooms—the maximum occupancy of that room applies at all times. Room rates are based on two people; additional permitted guest fees apply.

  • NO OUTSIDE ALCOHOLIC BEVERAGES

    New York state liquor license law prohibits BYOB and the consumption of alcohol purchased outside of the property to be consumed in the Public Spaces of the Hotel. You are allowed to consume personal beverages in your Hotel Room only. While staying with us, please respect the law and inquire about our wine and beer selections that are available to purchase. You will be asked to keep outside beverages in your hotel room only. If this request is not complied with immediately, a $300 fine per incident will be applied to your hotel folio.

  • NON-SMOKING PROPERTY

    Smoking or Vaping is NOT allowed in any guest room or public spaces. However, in our desire to accommodate all guest needs, we ask that smokers discreetly use the designated outdoor areas. A minimum $300 cleaning fee is automatically assessed for any smoking violation. Fresh-Air devices monitor the air quality in every hotel room. If the device is activated due to an unauthorized pollutant, you will be notified by email, and the credit card on file will be charged the aforementioned fine.

  • DAMAGES

    The Dutchess is filled with beautiful, one-of-a-kind designer and antique pieces, as well as incredibly valuable art that we want you to thoroughly enjoy and respect. In the unlikely event that items are damaged, either by accident or otherwise, you will be responsible for cleaning, repairing, or completely replacing them. This includes linens and towels with stains that can not be removed.
